Unfortunately it's all plastered up under the stairs and would need to be removed to access the underside. I assume this would likely be at my own cost to fix?

Sadly the glass is performing just fine.
It's the aluminum framing system from the company they use which is beyond poor. Does not seal well and is not air tight.
